I'm still a very new investor as well but from what I've seen so far I'd start off with finding a market that is projected to have positive growth. Another factor which I believe the most important is just finding better deals like others are saying. You can find these deals by starting to market for properties that are not listed on the MLS. In particularly looking for distressed sellers. I'd say in real estate, like other businesses most of the profit revolves around solving other peoples problems and providing general value to the community.

Have you tried looking for off-market deals? Good deals listed on the MLS will close very fast and are less common to come by.
