Personally, I invest in Columbus and Cincinnati. I believe there will be pretty high appreciation here, as many large companies invest money in our area such as Intel, Google, and Amazon.

Firstly I would find a market that is suitable for you and showing signs of potential growth in the market. Then I would focus on growing relationships and building your core 4. 

The core 4 is essential to long-distance investing, it consists of a realtor, contractor, property manager, and a lender. Once you have this team in place you should have the foundation to invest in any market confidently while not being there physically.

Personally, I invest in Columbus and Cincinnati. I believe there will be pretty high appreciation here in Columbus.

You would need to do more underwriting and look into a lot more factors. It's not all about the current numbers that might look good on a spreadsheet. 

What town is it? If you don't mind me asking.

Ohio is a highly cash-flowing state. If you're looking for more cash flow and less appreciation, Cincinnati and Cleavland are good options as well.

$1,300/m is amazing cash flow for one property. Maybe keep the property and take the equity out through a cashout refi if lenders allow you to.
