Hey Eric,

Welcome to BP! Have you ever looked into the Columbus Market? I believe if you want to invest OOS, there is some great opportunity here. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market.

Just remember when investing from long distance and still being new, you should invest time into building a core 4. It consists of a realtor, contractor, property manager, and a lender.

I'd be happy to discuss more in depth.

Hey Michael, I'm based out of Columbus but starting to expand to Cincinnati, OH as well. I would be happy to connect.

Hey William,

Have you thought about investing long distance in the Ohio market? I am originally from Pensacola, FL and moved to Columbus, OH. I moved due to the city being the one of the fastest growing markets in the U.S. There is an abundance of opportunity here for reasons such as Intel, Google, and Amazon investing billions of dollars into the market and plenty of other business moving here for the rising economy.

Cleveland will be a great option for that cash flow. Only thing I would avoid is East Cleveland. The prices may be cheap, but the chances of seeing your ROI in the long term are low. If you're looking to talk to someone about the Cleveland market, Patrick Drury is very knowledgeable of the area.

Quote from @Mike Dolan:

Hi Everyone - I'm getting into the Cleveland market (currently own 2 LTRs in Toledo) and was hoping to get some recommendations for solid PM companies and contractors in the Cleveland area. Have a few potential BRRRR deals I've sent my agent, but want to make sure I have the right team in place before submitting any offers. I've reached out to a few companies, but if anyone has worked with any and had positive experiences, please let me know! Also if there are ones I should stay away from, that would be much appreciated also.

Also wanted to add on to this - would love to connect with investors in the Cleveland area to learn more about your experience and any helpful tips on how to be successful in the area.

Hey Mike, I would be happy to connect, I'll send you some referrals as well.

Hey, Jonathan, picking a market will be one of the most important decisions. Do some research on areas that you are interested in, I would identify markets with positive growth trends, analyze market reports, industry publications, and economic forecasts, look at emerging markets and technologies.

You will also need to develop a core 4. It consists of a realtor, contractor, property manager, and a lender once you have this foundation you should be able to scale in any market.

I think Columbus is a great option to consider. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market.

Hey Naseema,

You should think about developing a core 4 when new to investing OOS. It consists of a realtor, contractor, property manager, and a lender. Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.

I live and invest in Columbus, Ohio and believe it to be a great option to consider. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market.

Hey Arzola,

I personally invest in Columbus, Ohio and think there is plenty of opportunity and future growth in this market. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business into the market.

I've found quite a few good flips and BRRRRs off-market. If you would like, I could send you a few examples in PMs.

When doing research on areas that you are interested in, I would identify industries with positive growth trends, analyze market reports, industry publications, and economic forecasts, consider emerging markets and technologies. When doing OOS investing the core 4 is essential to long-distance investing. It consists of a realtor, contractor, property manager, and a lender. Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.

I think Columbus is a great option to consider. Multiple, billion dollar companies are investing into our area, such as Intel, Google, and Amazon, due to reasons such as lower costs on land, great tax abatement opportunities, and an attractive cost of living for employees.
