House hacking is definitely the best way to get started if you have a demanding schedule as you get to oversee your property and the other tenants without having to go to much out of your way. Once you get your first property stable you could hire a property manager and move to another one and repeat.

I'd say you can scale pretty fast using the BRRR strategy on multifamily homes in the Ohio area where prices are still reasonable. Columbus is going to continue to appreciate greatly over the next 10-20 years because of how many large companies are investing in the city, and Cleveland is very good for lower priced homes with great cashflow if you're not looking for as much long term appreciation.

You can get that in Cleveland if you're finding deals off market.

I'm still a very new investor as well but from what I've seen so far I'd start off with finding a market that is projected to have positive growth. Another factor which I believe the most important is just finding better deals like others are saying. You can find these deals by starting to market for properties that are not listed on the MLS. In particularly looking for distressed sellers. I'd say in real estate, like other businesses most of the profit revolves around solving other peoples problems and providing general value to the community.

Have you tried looking for off-market deals? Good deals listed on the MLS will close very fast and are less common to come by.
