 What is the source?


 I don't have a good internet-searchable source for you, but I've talked to some of the property managers and acquisition managers for the bigger institutional buyers around Huntsville, AL. One of them holds an estimated $700 million in SFHs and the other $600 million in SFHs and intend in general to just sit on them. Many of them are not rented, but are just sitting there, artificially restricting the supply and propping up the values. It's an interesting dynamic that other markets have seen around the world throughout history. Many of our locals think it has to come down, but I always counterpoint them that it doesn't matter what the locals can afford. It matters what the people who are sitting on billions in private equity can afford, for better or worse. One of the managers' jobs is to drive all around Huntsville every day and do a weekly check in on the properties to make sure they haven't been broken into, vandalized, etc.

My MHPs and LTRV parks are individually metered meaning tenant pays direct to the the utility for power.  Obviously the best way to go if possible.  Your answer will certainly lie with the utility company... they will know why things are the way they are.  Late last year I added a couple long term RV spots and went with one meter to save money (I include all utilities in the space rent for just these two RV spots).  Had to upgrade the transformer though and that was a bit of an expense.  Point being those necessary upgrades may be the reason prior owner chose to handle his own meter reading and billing.  

Anywho... call your power utility and they will have the scoop for you I am sure.

How much was the roundabout cost to upgrade that transformer? I'm facing a similar thing for adding units to one of my properties.

Welcome, Ale! Congratulations on the new position! 

I would love to hear more about how real estate helped through some of the crazy economic times. I am a big believer in hard assets over paper assets (which have their place, but are less preferable). I've talked to a few Venezuelans who had similar experiences during their own recent upheavals who survived it with 1/10th ounces of gold as the currency failed. 

I invest in gold, silver, real estate, and other hard assets as a hedge against market turmoil. Of these, real estate is the best growth asset and the precious metals are more of an insurance.

This seems like a non issue. When someone moves out, we change all the locks anyways. Their copies are irrelevant and cost roughly less than $5 to reproduce even if you were going to use the same lock (assuming you kept two keys for yourself, two keys for the property manager, and one key as an emergency back up).
