Google for title companies in your area, on Monday (or better yet Tuesday since Monday is a holiday for some), pick up the phone and dial every single one of them

I love Baltimore County, I have 2 rentals now and under contract for 2, one in Parkville and one in Dundalk. What exactly is your question?

Hey folks, as of yesterday I am under contract for a 2 bedroom townhome in Dundalk.

I walked the property with my contractor and we are confident we can turn one of the rooms in the basement into a bedroom (either the main basement room, or potentially the utility room - since there is an egress door).

This is my first time doing a bedroom convert. Is it possible to legally convert the utility room into a bedroom? (assuming the utilities are not within the bedroom walls) Any other general advice or feedback would be much appreciated.

Also huge shout out to Stephen Kehoe (who I met on BP) for forwarding me this deal. Owe you a beer man!

Have had an issue with illegal dumping of trash on a rental in Parkville. The zoning enforcement officer recommended putting a "smile, you're on camera" sign on the chain link fence.

In your case an automatic spotlight would be really helpful. Anytime someone walks in the front or backyard a bright light shines in their face that shouts "hey, we are watching you"

I've calculated whether it's best to pay off ground rent multiple times, and 90% of the time it's better financially to just keep paying ground rent.

I'm sure this is frustrating as hell, but may be a blessing in disguise
