@Nikki Irving-Miralrio Have you run this through any STR calculators? (AirDNA). Does the seller own it outright (is seller financing an option), would the seller be open to assuming the loan? With rates where they are at now creative financing is worth exploring if the seller is willing.

It sounds like there was a pretty severe fire if the tenants are misplaced for 1-2 months. From my experience, it can depend on who started the fire and the terms of the lease agreement. Is this negligence on behalf of the landlord or was the fire caused by the tenants? If the landlord was responsible then the tenants would likely have a claim to temporary housing on the landlord's dime. 

Otherwise, Massachusetts law (M.G.L. c. 239, § 8A) allows tenants to terminate their lease and vacate an uninhabitable unit, and they should be entitled to a refund of any prepaid rent for the period after the unit became uninhabitable. 

Either way, worth consulting an attorney on the matter. Happy to connect you with one outside of the forum if needed.

I think you need to figure out what aspect of Real Estate sales you want to focus on. As a brand-new agent if you want to focus on resale (helping buyers and sellers essentially noninvestors) then I would look to join a team that is already producing. This will help educate you on systems and sales strategies. Plus most often they will cover a lot of your fees. 

Either way, you should always be building your database of potential clients and relationships. Reaching out to FSBO and Expireds will help build that database.

I wouldn't print business cards until your license is hung with a brokerage. I would spend the next few months interviewing brokers and teams to see what would be the best fit for you. Just my opinion of course.

Corey was born and raised on the North Shore of Massachusetts in Newburyport and now owns a house hack with three doors in Weymouth. Coming from a family of five children and a lively household, Corey sought escape from this environment at a young age. At 16, he dropped out of high school, left the family home, and headed to the West Coast. Over the next ten years, Corey traveled around the country, primarily working in various aspects of construction. These years were tumultuous for him, revealing his resilience and determination.

At age 27, Corey returned to Boston, settling on K St., and began an apprenticeship in plumbing, all the while seeking an alternative to manual labor. Concurrently, he started a weekly meditation group which grew in popularity, eventually leading to a life coaching role at a prestigious firm in Boston. However, after two years, of feeling the burnout, Corey decided to venture into real estate. His knack for the industry was evident as he clinched "Top Sales Volume" awards at all three brokerages he was associated with over the subsequent nine years.

With a passion for coaching, Corey shifted focus to guiding clients into becoming investors rather than just one-time home buyers or sellers. His adventurous spirit led him to international investing, recently completing a six-home development in Santa Teresa, Costa Rica. Through a creative deal with a builder, Corey secured ownership of one of the six homes, valued at $450,000, for a purchase price of $180,000. He has since established systems and relationships to manage these investments and is enthusiastic about showcasing the potential of investing in foreign markets.

Currently, Corey is in the process of obtaining a license from the Mass Real Estate Board to open his own real estate brokerage on the South Shore of Boston. I am a real estate investor based in Massachusetts, and I am considering a new venture that's a bit outside of my typical purview: condo conversion. Specifically, I'm looking into the potential of converting a multi-unit property in Plymouth, Massachusetts into separate condominiums.

Before I embark on this endeavor, I wanted to see if there are any seasoned investors or professionals within our BP community who have experience with condo conversions in Plymouth or the surrounding areas.
