@Jeff Sacco Auctions are generally posted in the Sunday Newspaper from my experience. I grab a few copoes, look up the auction house, and contact them to be added to their email lists. 

If you are looking for foreclosures they are generally listed in MLS, Zillow, and other sides like:

Foreclosure.com, Auction.com, Bank of America’s Foreclosure Listings: Some banks, like Bank of America, list their foreclosed properties on their websites. These listings are directly from the bank that owns the property, HUD.gov, Fannie Mae's HomePath.com, and Freddie Mac's HomeSteps.com.

@Malcolm Boykin Welcome to BP and Investing. There are a lot of choices out there for rental screening. Some software will have multiple tools allowing you to manage the unit for repairs, rent collection, and screen new tenants. If you are just looking for screening specific I like Rent Prep. Good Luck!

@Lucas Bernard Most of the information is found on the MHP website for this loan. You cannot exceed 100% of the AMI (Area Medium Income). Each county has different limits. As far as qualification they still look at debt to income, credit score/worthiness, and again depends on the county you are purchasing in and the AMI. 

@George Post Is an investor and lender in MA. I'm sure he can speak to this more than I can.
