@Brianna M. I would recommend reaching out to your attorney and see what options you could pursue. Regarding the ethics of it, if you don't feel comfortable with the agent than I wouldn't consider that unethical. However the agent might see it differently if you were to pull the offer with them and resubmit with another agent.

Hi @Brianna M. , I can't speak to California specific rules but in Mass if that agent drafted the offer and presented the offer to the sellers on your behalf than you would have to see it through with that agent. We call it procuring cause. Any particular reason why you are hesitate at this point to proceed with the agent?

Hi @Rylee McGuire, cash flow would be any profits after expenses (including mortgage, taxes, utilities, etc). I am currently house hacking in Massachusetts myself, although I am not cash flowing, more or less subsidizing my mortgage through roommates. Average rent should be based on the property or bedroom count not necessarily the people count. Also if you need assistance in running rental numbers you can message me directly and I can send you some more information.

@Michael Mahan Both proposals were for simply swapping out a furnace & AC? If so that is an absurd price difference. I do know that pricing does vary across the state, for example, Cape Cod is more pricey than South Shore / Boston for the same services. I'd recommend getting a third quote and can recommend you, someone, if you are near my area. The other thing I would recommend is to apply for Mass Save for the rebate and if you want for financing. They are offering upwards of $2700 on HE units right now and 0% financing for 7 years.

@Connor Deneen if the seller has 100% equity you could approach with a seller financing option, assuming they don't need the proceeds from the sale. Also could attempt a lease to own option perhaps? Although that could get complicated since it as multiple units involved.

@Carly M. Additionally, Plymouth is the largest town in the State geographically so that would certainly impact the below average metric.

Have you been reading about the new Massachusetts "Airbnb" laws? They are adding additional taxes to properties rented under 30 days. Worth looking into if you are exploring short term versus long term.
