I've heard about the market in Buffalo, and have done some research. The problem that I see is that the city is in decline. There are tons of units for sale, but in my estimation, there aren't enough renters. Property is dirt cheap there, but my fear is finding tenants.

The problem with a market like Buffalo is that you may go months without a renter. That's what you may be missing. :violin:

Why not start introducing yourself at local realtor offices. Network with realtors and see who you work well with. Make sure they're reputable and those are the ones you send your people to. As for getting more business, can't you make flyers and put them in mailboxes? A lot of realty offices have weekly meetings where local real estate people come and introduce themself and their services. Maybe you can arrange to be one of those people.

If you can get that good a deal, why not put the 10% on your credit cards? Pick up the property and then flip it. Do you belong to a real estate club? I'm sure you'd be able to find some locals in your area willing to help out woth the DP for a cut of the return.

Good point. Most people definitely think the money will solve all their problems. The problems don't go away with money, they're just transformed. People need to be happy and have a proper perspective on money before it can properly change them.

Why is it that lottery winners always end up broke? They don't have the money mindset. All that money is just a temporary solution to their ills.

We need to be ready for what's coming to us, and that means becoming happy, well adjusted people. Only then can we expect more money to continue to build upon the hapiness.

Does that make any sense?

Like Dustin said, have you tried face to face? The personal touch usually makes a difference with most things. Don't give up hope. Just play the numbers.
