I was just thinking about something. What would it take to convert your properties into a REIT? Seems like a cool idea to me. Turn your empire public - sell shares - get financing to grow. Although you lose in some ways (control, % ownership), you gain through the influx of cash, and the reduction of risk.

Does anyone know about doing this? Is it even possible, or do you need to start out as a public entity?

If I were to open up an LLC for the purpose of buying property, how would I get a loan? Are there lenders that deal exclusively with LLCs?

I'm looking at both duplexes and rehabs. My question is focused on the rehab arena. What is the most I should be spending on a rehab? Not in cash terms, but in percentage terms. If I find a SF home that is in need of work, does it matter how much work it needs? I'm assuming all that is important is how much profit you can make, but I wonder if there are projects with too many problems. Are these worth investing in or avoiding?

Hey all. It seems like I'm the first Chicagoan here. I think that's how you spell it. Well, I'm in school right now, and I've been busy trying to make money online with websites. I've decided to start to learn about real estate investing. I'm looking to begin investing as soon as I find an opportunity. I hope I can help out and get help as well. 8)
