I'm curious to know how many people would consider advertising their available apartments/homes/etc. privately, not through a real estate property manager. Should you do it on your own, on top of what a manager promises to do?

I figured since we're talking about psychology here, talking about role models would be an important aspect of psych. I look at the big dogs - Buffett, Lefrak, Trump for my inspiration, but I'm always excited to hear about the little guy who just went out and made his fortune.

Hello. Seems interesting. Why did you go for the option to buy and not flat out buy the 50% share? What's the catch there? Not enough money? I'm just learning about deals like this and I'd like to learn more about your end of this whole deal.

I saw this new area and decided to get it going. I figure that I'll be able to retire somewhere around 10 years from the time I started investing in real estate.

How long do you think it will take you to retire, starting from the date you began investing?

I've heard that investing in Self-Storage is a great idea. I agree! It seems like a great business. I was wondering if anyone has had any experience in this area?

I was wondering something about the negotiation process. If you put an offer in on a property (say $90k) and the other party counters say $10,000 higher. Is it better to return to them (If you want to get it at $95k) with a counter of $95k, or to meet their $100k and ask for $5k cash back upon closing??

I guess basically what I'm wondering is which deal is a better one for me? If I get it at $100k (plus $5k cash back) I'm thinking I pay a higer property tax??? Is that right? :idea:

When is it time to incorporate?

I realize that buying property puts you at risk for being sued. At some point, I think you become a target, and should protect your personal assets. Is incorporating a good way to do that? I know insurance protects you, but doesn't the corporation protect your personal monies? When is the right time to do so - incorporate?

Also, what benefits do you get out of having a corporation own your property vs. you personally owning your property? Tax or otherwise?
