@Dawson Criddle what was your total marketing fees plus fees to Amplify? Also what did you make on your deal?   I would be upset also if they estimated much more leads and it did not come through but if you spent around 3k for 2 months and got 10k assignment fee it seems like a good return to me.

Hello,

I’m about to paint my hardie board and batten siding but have heard mixed opinions on the caulking. Do all the boards and battens need to be caulked around? I have heard not to caulk around the batten so moisture can release Incase it gets trapped inside, but also heard caulk all around battens also to block and moisture going in.

I’m in process of filing my 2018. I’ve done few flips last year and put majority of what I made into the next flip. All have been cash transactions. I asked my CPA about capital gains since I’ve put most back into more properties to flip. She said I need to talk to a 1031 agent.

Is the 1031 exchange process usually handled through Cpa?

If so should I just let the Cpa handle taxes and provide the purchase and sale info and file a certain form?

I’m rehabbing a house in Atlanta with a 300arv and running through some ideas to save and not go over budget.

Has anyone refinished hardwoods downstairs and added a matching lvt or laminate upstairs?

If so wondering if you received any negative reviews or pushback from doing so.

Well I'm no expert and still a beginner but going on Zillow or whicher app you use look at some decent deals and whos listing, see if they have a decent amount of fix and flip listings. Reach out and let them know what your trying to do. Keep in mind most wont take you serious until you buy a property from them. And if they really get off market then they will send you listings before putting on MLS

@Walker Meadows as you know this is one of the hardest parts. I’ll give you a tip that worked for me. Talk to as many local agents as you can, not ones in huge companies but smaller brokerages in certain areas. I found one in the Decatur area that was very well connected and I took her word for it. She’s an older lady that knows how to talk and get off market deals. Some agents are well connected and have deals coming daily and if you prove to them your worth doing business with then they will share deals with you. I don’t ask for any lower agent fees when selling and she gets paid when I buy so it’s a win/win.

Need some advice on a flip I’m about to start working on. Here’s some info about house: Decatur, GA location ranch currently 1700 sq ft but adding a 1200 sq ft 2nd story. Majority of houses on street are newer craftsman homes. ARV around 475k. Original floorplan Is funky and besides opening up some walls not trying to redo entire main floor plan 1) Has anyone had issues having laundry room on 2nd level as far as selling/inspection? 2) The fireplace is not in a central part of the family room and makes for an awkward placement of tv or furniture, would a fireplace be a major selling point for many buyers or can i just completely remove?
