Laundry and fireplace

Need some advice on a flip I’m about to start working on. Here’s some info about house: Decatur, GA location ranch currently 1700 sq ft but adding a 1200 sq ft 2nd story. Majority of houses on street are newer craftsman homes. ARV around 475k. Original floorplan Is funky and besides opening up some walls not trying to redo entire main floor plan 1) Has anyone had issues having laundry room on 2nd level as far as selling/inspection? 2) The fireplace is not in a central part of the family room and makes for an awkward placement of tv or furniture, would a fireplace be a major selling point for many buyers or can i just completely remove?
