Get a new one and make the tenant happy. You'd be surprised how much goodwill it might create. Get one from Lowes and use a coupon from eBay.

I will make the suggestion to him to clean the oven inside and out and see if that helps.

I use the WI Smoke detector notice which states that the tenant is responsible for maintaining the detectors and is to notify me in writing if they don't work. This apartment has the detector mounted on the ceiling in the hallway next to the bedroom. The only place I can move it would be inside the bedroom. He said when it was warm enough to have windows open it was fine but now that it's cold and he has the windows closed , it goes off. Would moving it to the bedroom be advisable?

I went to my unit to work today while the tenant was at work. I noticed the smoke / Carbon monoxide detector had the batteries pulled. I texted him and he said it keeps going off when he cooks and even when he puts something in the oven. What suggestions would you offer? This is a small 500-600sq ft 1 bedroom apartment.

Buying new vehicles is the quickest way to lose alot of money. As I'm sure your aware, they depreciate very quickly and making payments on a depreciating asset is the worst. I drive an 18 year old car with high miles and it suits me because I don't have a $300 car payment each month and that allows me to save money. Ultimately you have to decide if this makes sense to you but personally I would find another way.

Getting sued for double or triple the deposit. Judges don't like landlords who don't follow the rules.

I've purchased 4 properties this year and want to buy more but I don't have enough for another down payment and rehab costs so I wait. I will probably take a year off to make sure I am managing the properties I already own efficiently. I have 5 and 10 year goals to replace my annual salary x3 but doing things the correct way and the least stressful requires patience to wait out the time it takes to save for down payments. Most people don't have access to large amounts of capital like I see many here buying many properties a year, of course if you can do that, it does not take long to create alot of wealth but for most people, it takes at least 7-10 years to build a decent portfolio.

If you have a relationship with him, see if he'll owner finance it but without something down it may be difficult. Get yourself a secured credit card and build that credit. If you want to be a real estate investor, you need good credit and that can take a bit of time to establish.

I can't attest if that's true or not because I have it autodebited from a checking account, its basically on autopilot and I never have to even think about it.

They service two of my loans. I just set up auto pay and have not had any issues.
