Buying A QuadPlex With No Money And No Credit... What Would You D

A landlord I use to work for owns several rental complexes (several of which I kept maintenance on). About a year ago, he asked if I'd like to purchase one of those properties; an old quadplex, located 1block away from a shopping mall (and I'd say) in a pretty decent part of town. 

At the time, I wanted nothing to do with the place, because I had no money, no credit, and real estate investing wasn't even on my radar. Now that I've been a BP member for almost a month, I'm realizing what a great opportunity this would be if I did indeed acquire the property. Problem is, I still have no money and no credit. How can I now acquire that property?
