Sometimes you just have to use the good ol' poking around on Zillow, Apartments.com and a few others. Compare similar sized and quality properties in the area. Notice how long they have been up for listing at that particular price. If 5 different properties that are all 2 bed 1 bath have all been up for 90 days and the asking price is $2,000 per month, I would guess the asking it way too high! It's not always that easy, but just another tool to add to your toolbox to figure a good rental estimate.
