Sometimes you just have to use the good ol' poking around on Zillow, Apartments.com and a few others. Compare similar sized and quality properties in the area. Notice how long they have been up for listing at that particular price. If 5 different properties that are all 2 bed 1 bath have all been up for 90 days and the asking price is $2,000 per month, I would guess the asking it way too high! It's not always that easy, but just another tool to add to your toolbox to figure a good rental estimate.

Highly recommend checking out REIA for Oh and/or Cincinnati and Dayton. That is where you will find real investors in those areas. They accept out of state investors as well, as there are virtual meetings to attend.

Hey Anastasie, welcome! If you are living in Cincinnati, Oh, I would highly recommend checking out Cincinnati REIA: https://www.cincinnatireia.com/

It's a great place to meet other investors in person, and they provide a boat load of education that is available in person and virtually.
