Hi Ruth, welcome to Cincy! Here are a few areas we like to recommend to investors:

  • Cheviot/Westwood
    • “Stable” sales market with predictable rental income and stable tenants. The single-family and multi-family homes are at a lower price point than most other neighborhoods in the city while still being a safe and nice place to live.
  • Pleasant Ridge and surrounding zip codes
    • Highly desirable area to live in for all age groups with plenty of bars/restaurants nearby. Low vacancy rates equate to high cash flow and ROI on rental properties.
  • Downtown areas (Clifton/OTR/Pendleton/etc.)

Lots of growth with high density. On a great trajectory and stable rental projections with          quality renters.

Welcome! Excited for you on this investing journey! Would highly recommend checking out REIAGC. The next event is April 6th, and it's a vendor expo. This could be a great opportunity for you to meet a ton of other investors and companies that help investors in many different ways.

Hi Itai, welcome! Are you actually living in Cincy? If so, I would highly recommend checking out REIA of Greater Cincinnati. There is a huge virtual community of members as well, but there is nothing like networking with like minded people in person.

Hi Manmeet, welcome to BP! We have many clients who live in CA that invest here in Ohio. If you end up focusing in on the Ohio market, would love to connect. If you have the opportunity (not all do) to travel to a few of the cities/markets you are interested in. There is nothing like seeing it for yourself. Then after that, it's all about forming relationships with agents, lenders, and property managers who know the area as well.

      Quote from @Ernest Garcia:

      Hi Everyone,

Been on here for a few months, looking to start my OOS REI journey in likely Ohio/Michigan. From CA, Originally was thinking STR but now my mind is taking me towards a BRRRR more LTR. Been trying to soak in as much information as I can through the forum and books, currently reading "Hot to Invest in Real Estate", have read, "Long-Distance Real Estate Investing", "Short Term Rental, Long Term Wealth", "Rich Dad Poor Dad", and "The Book on Investing In RE with No (and low) Money Down". All very insightful books that have kept me very interested in REI over the last few months. The goal is to acquire 1-2 properties this year and keep on scaling, because this is still so new to me, my mind is open to all suggestions, also send any book recommendations my way!

It seems like BP is a huge resource and can't wait to keep utilizing it!

      Cheers!

Welcome, Ernest! This is such a great community for advice and connections. Happy to connect about LTR. Sending you a DM!
