Hi Jamie, I'm about 40 mins south of Albany and I'd love to join the meet up. I've been curious about the capital district meetups so I'd love to hear about those if you've been! I'll DM you!

Agreed this would be a great business idea for someone! Hard to tell what the right price is for snow removal. I purchased out by Greenville and stuck with the previous guy who the tenant recommended. It's per storm, so I'm hoping for a mild winter. I will likely look for something fixed price next year - mine seems expensive also although my driveway is long.

@Hugh Horner let me know if you find anything, I'm not actively looking right now but it would be great to know if anyone was out there. I have heard other long distance landlords outsource some property management to local landlords, though I haven't been able to get ahold of anyone specifically to discuss the mechanics of how. I know tenants without bank accounts needing to pay in cash isn't an unusual problem around here.

@Hugh Horner Congrats on the property, I can't believe the amount of interest in my hometown! As far as meetups go, I'd agree with Ben, Rachelle from the Westchester group has been a huge help to me (she had and sold a short term rental in western Greene County). The most northern meetup I've found is: Ulster Country REI Group. I've haven't been to too many meetings recently and they are via Zoom now, but I did meet some great folks there. @Michelle Bulich organized one meetup last year in Catskill. I would be open to helping organize another.  Were folks thinking virtual or in-person, obviously in-person is tough (but not impossible) right now and virtual might give non-local investors the chance to participate.

I've heard good things about Bridget Hernandez with Rip Van Winkle. I used Ellen Boldis with Berkshire Hathaway and she was great, but she doesn't typically work with investors. The Machree Group is excellent if anyone is looking in Ulster County, I worked with Kelli Williams specifically.

I purchased a duplex I'm househacking about 20 minutes west of Catskill. I rented out my spare bedroom in September and got a bunch of inquires. I can't speak to the quality of tenants and agree that stable well paying employment is tough to find here, but I was surprised by how many responses I got for just a room. I'm a new landlord, so looking back I definitely could've set my price higher. That being said, I based it off of my experience renting locally and it seems covid and maybe Catskill improvements has definitely drove prices up. I rented just outside the village of Catskill for years and didn't pay anywhere near the prices that I'm seeing advertised now. I'm thinking that could also be driving people out to the western parts of Greene County. I know that's what I would be doing as a renter. Great to see people interested in the area on here!

Did you ever end up doing this and/or talking to your insurance company?

Hoping some folks with probate experience can help.

My partner's father passed away with out a will and a small amount left on the mortgage and for various reasons we would like to keep the existing mortgage. From our research it seems like mortgage companies generally allow an heir to take over payments, however our lawyer has said there is a small chance they won't allow it. Has anyone seen this and if so what were the circumstances? I want to get an idea of how common it is before I dive to deep into looking at other finance options.

Thank you.

I’m also looking in the Catskills for a VR property. It would be sort of my first. I have a ton of questions as well and your post got some great responses.

One thing I know for a fact is A) anything within 100miles of NYC is getting snatched up with multiple offers in days.

B) stuff that previously languished for a while is also “pending” offers now including land.

C) prices as a result of A &B are in some cases 2x for stuff that was half price 6-12 months ago.

Happy to chat anytime if it might help to speak with someone going through the same process as you.

I'm not an STR person so this might not be useful, but 2-4 family units here in the Catskills aren't going at nearly the prices or days on market that SFHs are.

Thanks all! I had the most hits with Facebook for my location and ending up renting the room through there. I am house hacking!
