This has been asked here before and I've seen warren engineering recommended multiple times. I can't speak to the specific things you mentioned. It depends on the roof style as to if the inspector will go up or not in my opinion, though if you are concerned you can always ask a roofer who has the proper gear for that.

Though I don't have experience in Rochester yet I've been looking in the market for a little while now and found the NARPM.org website was a good starting point. Some of the folks listed there have good Google reviews to match (not all though)!

I wouldn't necessarily assume that a lower population means it'll be harder to rent. I'm in a rural market and rentals have been extremely tough for people to find here because folks have been fleeing from the major cities with covid. The problem in my market is property management is tough to find. If there are property managers in those smaller population areas, you could regularly check their website to see how long it takes to fill a rental. 

I've also heard that some cities just have more multis than others based on when development occurred and what the trends were at the time. I'm not sure where I heard this theory, but I believe the trend was that older, generally east coast cities (like Rochester) were built primarily around homes for a single family.

Not sure if you mean the town of Catskill on the river, or the mountain area, but This thread has a bunch of folks talking about the town and surrounding river towns. There are some folks talking about the Catskills as well. For both areas I've found that generally contractors won't come down from the Capital district for small jobs. I grew up in the town of Catskill. Just started investing so my network isn't huge, but if you have any questions about the area DM me.

I'm well aware that some municipalities are down on STRs (e.g. Woodstock) right now, but eventually, "after" Covid, when they run the numbers and see how much revenue they can bring in, they will change their tune and put common sense regulations in place.

Thoughts, everyone?

Oh-- and YES! Let's start a meetup! The Westchester group sounds great but IMHO is in another universe.

I've seen some big companies that offer management for STRs in the Catskills. I'm not sure what services they provide but I would be interested to learn about it. I agree that management is the key. 

Full disclosure that I'm biased because I grew up in Greene County, but I disagree that STR regs will relax post covid. While I agree they bring business, the median income in the area is low and I think most local government will want to limit them to protect availability and affordability of long term rentals. That's the theory I'm hearing a lot anyways. Though I don't personally know if STRs affect rent prices, I do think they limit availability of long term housing for locals.

 As far as existing meetups, there is an Ulster County meetup that also has a facebook group. I think they are mostly long term rentals in Kingston, but I haven't attended in over a year. There is a facebook group for short term rentals though it's not as active as the Real estate in the HV page

 Sometimes I think the search algorithm is rigged to encourage people to buy a membership. I don't know why posts showed up for me, but it looks like a lot of people in the market found your post. If I come across anything else useful I'll add a link here. @Steve MacNerland I'd be interested in a meetup, prefer virtual but I might be in the minority on that.

This seems silly to say, but there are folks investing in every market. Doing a search for plattsburgh should bring up a few threads. From what I've seen there are opportunities there, but like many small cities full time property management either isn't available or isn't good quality. A disadvantage for those looking for passive income, or an advantage for people who don't mind self managing.

Let me know if you need help setting this up too. I would be interested in a virtual monthly meeting. I just setup an online group meeting for another hobby of mine, and used a scheduling website to help pick a time that worked for the most people.
