Hello Johnny,

I am having a hard time following your table here. Maybe a PDF with defined line would be easier. but does your app take the CAP Expenses, maintenance, property management,insurance and etc. into consideration. Also, I am not sure how Zillow API compares to Rentometer API, but you might want to look into that as well.

Hey @Ricardo Romero, I agree with @Maxwell Ventura. It would be easier for you to do fix and flip where you live. Managing that out-of-state would not be fun. But if you do decide to do that your best bet is probably some real estate agent who has a lot of connections in the area. Connect with @@Remington Lyman.

Hey @Greg Z. 

To add to everybody else's comments, @Katrina Razavi, is correct. It all depends on "How well". It is also a number's game. The more you look at, the more numbers you run, the higher your chance of finding one that cash flow in a reasonable range. Also, make sure you consider the Tax for some of those A and B areas. Taxes in some of the nicer areas could totally kill your cash flow.

Hello BP community,

I am an out-of-state investor who is interested in participating in networking events in Cleveland OH. Before COVID time, this was not possible, since it required to be physically present. But now with most of the networking events and investor meetings going online and virtual, I was wondering if anybody here is aware of similar REI groups in Cleveland, OH market who might be holding virtual meetings.

Hello BP community,

Anybody knows of any bank(s)/lender that does cash out finance on rentals? My properties are in Cleveland OH.

Any help would be greatly appreciated.

It all depends on the expectations. You can't expect the same turn around in Cleveland than some other parts of the country. My experience has been 20 to 30 days on average. Also it depends on the time of the year and location of the property. I am using IIP Management and so far have been happy with them.  PM me for direct contact.

Hello @Rebekah Bloom, I am sorry to hear about your trouble. Few points from my own experience in Cleveland so far. 

1. It is going to be almost impossible to find a property manager who cares about your property as much as you do, specially if you are just starting and don't have too many units with them, having said that I agree with @Robert Matelski, you defiantly need to have one specially when you are out of state investor. 

2. Depending on how much of rehab you are planning to do to the property some it might be a wise decision to go out there and spend sometime and take care of those rehabs yourself before handing it out to a PM. The reason is two fold,  one, some PMs don't accept a major rehab and two you will end up paying around %10+ on top of the cost of the contractors to the PM to managing the rehab for you. So if it will be a small few thousand $ rehab maybe its worth it to use a PM otherwise, it might make sense for you to be out there yourself and take care of this.

3. Keep in mind that right now because of the weather in OH, it might not be easy to get contractors to come out specially if you are planing to do anything to the outside of the property. Inside might be easier.

4. When I started looking for PM in Cleveland area, i put together a list of questions that I asked them, and since revised it. If you want message me and I will send it to you.

5. I also worked with couple of Contractors so, if you decide to do the work yourself, message me and I will share the contact with you.
