Hi zach, I think you are on the right track. Just to add to other peoples comments, there are a lot of good areas in Cleveland to invest, you need to run your numbers and find the area that gives you your desirable cash flow with a decent tenant base. I think there are a lot of cash flowing areas on the west side that lack the good tenant base and there are some areas on the east side that you get better tenants but the cash flow is not as great. Like Riggies mentioned, University H. is one of the more decent areas of the Cleveland but the Tax can sometime eat up your cash flow.

Hello Johnny,
I am having a hard time following your table here. Maybe a PDF with defined line would be easier. but does your app take the CAP Expenses, maintenance, property management,insurance and etc. into consideration. Also, I am not sure how Zillow API compares to Rentometer API, but you might want to look into that as well.

Hey @Ricardo Romero, I agree with @Maxwell Ventura. It would be easier for you to do fix and flip where you live. Managing that out-of-state would not be fun. But if you do decide to do that your best bet is probably some real estate agent who has a lot of connections in the area. Connect with @@Remington Lyman.

To add to everybody else's comments, @Katrina Razavi, is correct. It all depends on "How well". It is also a number's game. The more you look at, the more numbers you run, the higher your chance of finding one that cash flow in a reasonable range. Also, make sure you consider the Tax for some of those A and B areas. Taxes in some of the nicer areas could totally kill your cash flow.

I am an out-of-state investor who is interested in participating in networking events in Cleveland OH. Before COVID time, this was not possible, since it required to be physically present. Hello BP community,
Anybody knows of any bank(s)/lender that does cash out finance on rentals? My properties are in Cleveland OH.

It all depends on the expectations. You can't expect the same turn around in Cleveland than some other parts of the country. My experience has been 20 to 30 days on average. Also it depends on the time of the year and location of the property. I am using IIP Management and so far have been happy with them. PM me for direct contact.
