Hello BP community, 

I am looking for an Real Estate Attorney who could help me address an issue with a HOA. I am not sure if he/she needs to be a local attorney to San Francisco, where the property is located, or can be anywhere in CA. But any recommendation would be greatly appreciated.

@Keisha D Dobney-Boykin, I would certainly contact a lawyer and challenge your tax rate. In my opinion if they could have charged you more, they would have already done it. I also know a lawyer in the area. Feel free to send me a message.

Welcome to BP. Great community for you to network and connect with like minded investors. House hacking is a great way to get started but in a very competitive market like Columbus at the present moment might be more difficult, defiantly doable though. You also need to adjust your expectations on the prices that you need to pay and the CAP rate, with the house hack. Feel free to reach out to me, I can connect you with agent in the area.

@Richard Pallarino, make sure to check for the POS and rental registration policies of the area that you are buying. Some might only have POS inspection, upon rental registration on a vacant unit. So you might not get the POS inspection first, but sometime in the future.

Hello @Rob C.. As you pointed out that is a pretty controversial topic. I am not a lawyer or CPA but as a CA investor, I also faced the same situation. It is unfortunate but according to CA tax law, if you are "managing" a "business (ie. your properties ) from CA, you will be "doing business" in CA, hence be responsible for the FTB fees. This matter had been argued in court and won by the state. At the same time, depending on your risk tolerance and your CPA interpretation of the law, you could chose one path or the other.

Hello Lauren, welcome. I am not sure what a sheriffs deed is but from the sound of what you are explaining, it could be a pretty sweet deal. I think it never hurts to call the owner and find out if they are interested in selling. Depending on the condition of the house,  you can flip or my preferred method, rent and manage since you are so close.

Hello Fernando, Welcome to BP. Being from CA, I also started looking out-of-state for investing and came across OH. Depending on your desired cash flow, I think Cleveland can be a pretty good market to start.
