Property Cash Flow Analysis

Hello, this is my first post on here. I created an app that looks through house listings in a certain area and compares the cash on cash return for the year. This data is based on current interest rates for rental properties, estimated HOA fees and property tax, as well as estimated rental income using zillow's API. For example, here's a line from my database:

I've identified places such as Indianapolis, Jacksonville, Milwaukee, and Cleveland that provide good cash on cash return based on these parameters. I was hoping there would any investors within those areas that can give me insight on the nuances of their particular market. 

Also, if anyone is interested in my program or have suggestions on how to improve it based on my description, I would greatly appreciate it!
