@Nikki J. Working with wholesalers in Memphis can be tricky. There are a lot of wholesalers here who don’t know what they are doing. Some will market properties they don’t even have under contract. Shoot me a dm and I’ll give you a list of some wholesalers that find deals regularly and always have them under contract directly with the seller.

@Swapnil Tailor Memphis is a great location for airbnbs!  I live here and my portfolio is definitely more LTR but I do own several airbnb units here too. We have had great success, but location becomes critical and who you will choose to manage the rental is also a big factor on how successful the venture will be. 

Try to buy properties near our attractions here. I would look at midtown (cooper young area and overton park), mud Island, beale street area, and near graceland to start.

@Arron Paulino I am of course very biased as I live and invest in Memphis. @Travis Biziorek is absolutely right. If you are trying to get cashflow, you will need scale. It also is important how you are buying. If you have 8 doors in Memphis and you purchased them all turnkey, then it's no surprise to me that the cash flow isn't where you hoped. If you are buying properties here and doing minimal repairs, just enough to get them rented, then the maintenance will eat all the potential cash flow. I am not making any snap judgements here, but how you purchase is a pretty significant piece of the puzzle. All of my rentals were distressed assets that I completely and throughly renovated. We don't leave any differed maintenance. For the first 4-5 years I really don't experience much maintenance on my properties.

@Travis Timmons just because something is hard doesn’t mean that it’s not a good idea to do. I am definitely on board with you or anyone for that matter to fully disclose the risks of OOS investing. I guess I just dislike the standard automatic invest in your back yard reply. Some markets are not conducive for real estate investing. Some markets do not cash flow and some markets have a barrier to entry that is too high for most people. Instead of just telling folks to invest in their backyard I try to give them real info on how they can successfully invest OOS! Also my bad, I shouldn’t have assumed in my earlier post that the folks commenting don’t invest out of state. Silly for me to assume that.

Not a specific area on the site but you can just post and ask about meeting investors who are active in whatever market you're interested in. Also try meetups and REI clubs that are likely meeting in the area.
