@Kathy Diamond as others have mentioned Memphis and other midwest locations are ideal for the 1% rule. Also as others have stated this is probably the metric that matters least in your analyzation. @Scheherazarde Roddie you can use Zillow as a free resource but if your willing to pay for more data pro stream can also be used to help you pull comps. You can always reach out to me anytime and I can send you a comp report on any potential properties you are evaluating.

@Alex C. I think there is more info we would need to give you good feedback. Neither approach is wrong but it is all about your goals and objectives and maybe your age. If you’re younger, then theoretically you have more run way to take on “good” debt to aggressively grow your portfolio. If you are a bit older then for you it might be wiser to leave you equity untouched as you might want to reduce debt obligation as you get older. As a general rule I would always say it is better to get a return on your equity rather than leaving it sitting in a property you own free and clear. Without knowing much about your goals my general advice would be to tap the equity and use that equity to purchase more real estate. The only thing I would guard against would be over leveraging I would try to maintain at least 25% equity in my portfolio at all times.

@Philip Choi I would always recommend going with a professional property manager. Agents can offer management services but it’s often times not the only thing they do. They can have the best intentions and you may save some money using them but those perceived savings will end up costing you in the long run. Professional management companies will often times have the systems and processes in place to give your property the greatest chance for success. Obviously, this isn’t true in every single instance but in my experience property managers tend to out perform agents who also manage properties.
