What are the chances of pushing through an ADU (converting existing detached structure) on & 7,700 sqft lot? Are planning dept's lenient if it's under 8,500 sqft or does anyone know if that's a hard rule?

Hi Robert,

Thanks for the reply! Currently the system is setup with a series of sensors that communicate with a hub via ZigBee wireless language. The hub is connected to the home WiFi network that will communicate with the online dashboard and app. 

Within the dashboard you can set your parameters for notifications and alerts. We are also working on a cell enabled version that would not require a hub. If there are certain features or 'home vitals' that you would like to monitor we could definitely look into programming them in! 

Our sump pump - power/ water detection monitor has been a big hit which might be of interest to homeowners in your area.

Hey BP! I am looking for property managers to try out (or get some feedback on) our new smart home device(s) set to roll out this spring! We will be receiving our first 5,000 units in February.

Our focus is on remote monitoring of the homes ‘Vitals’ preventing and minimizing damage from water, mold, temperature. We have two devices in development that would also be able to monitor whole home power and water usage.

The manager would be able to view and receive notifications on all properties that are hooked up. A great feature for units that may be vacant.

It has been well received so far by home owners and we are looking for partners and feedback on our dashboard features, notifications, and the most popular sensors. 

The idea is that property managers would be able to add home monitoring to their list of services giving an additional level of protection for homeowners and investors.

It has already been a life saver for a few vacation homes in California and Arizona that experienced water damage while away, and a must have for anyone with a well or sump pump!

Thanks Joshua and Karen! Joshua, I think you are spot on with the vacation rental idea. Aside from buying a foreclosure, there isn't much to look at in the newport/ costa mesa area. I've also been looking into VR's as the income generated is significantly higher (albeit more turnover) and you have a place to vacation as well! I'm holding out until there is some resolution in the interest rate environment, so in the meantime I will be doing more market research and hoping to buy something in the fall '16.

I'm curious what the current sentiment is in the community in regards to a possible second RE market top? Prices have rebounded significantly here in CA with interest rates still at all time lows. With the fed moving to raise interest rates next month (which is highly doubtful), does anyone feel this may have a 2008 effect on new home buyers that have entered in the last few years and are probably stretched in terms of what they can afford? I know they only plan to raise 1/4 point, but mortgage rates key off the treasury bonds which move independent of the fed. The general stock market has also seemed to have reached escape velocity and may be topping as well with the S&P, Dow, and Nasdaq struggling to make new highs?
