Thanks guys! Yes, @jared vidales that would be the ideal situation! I've been looking around and feel that the market is priced quite high. Not 2006 high, but approaching the highs. I'm sure there are better ways to find cash flow positive properties in the area.

Hi BP members! 

My name is Sean and I am new to RE investing and looking to get my feet wet here in Orange County, CA. I studied architecture at USC '08 but left the field soon after graduation to continue working on a business I started in my last semester. 7 years later, I am still an entrepreneur/ business owner and would like to continue building passive income through rental properties. I have some cash to deploy and hoping to start my journey with the help of the community!
