Has anyone used awning.com to estimate income on short term rentals to analyze a deal?  Wanting to know if its closely reliable to use it to avoid being overly optimistic on a property.  Thank you!

I have my first property in KS City closing in a few weeks. I'm trying to shop for insurance so I first contacted my own insurance company and was given a quote for about $95/mo and covers pretty much everything except earthquake, sewage back up so I went and try to shop for a different one. I was looking here in the forums for insurance company recommendations and one company stood up so I went ahead and contacted them. I was then quoted for about $60/mo but the problem is they only want to do their basic coverage which doesn't cover water damage.

Any suggestion on what should I be getting as a coverage and why? I'm leaning towards more of my first quote since this is my first out of state investment but please tell me if I'm making the wrong decision.. Thanks!

I would start with your own circle and ask them if they are looking to buy or sell or ask for referrals from them. I don't do a lot of transaction but I have my license mainly for me looking at homes myself but the few that I did are from my own circle or their referrals. Start getting in touch with them and have lunch, dinner or drinks with them to catch up. We all have friends or family that we haven't been in touch with.

I've been in contact with them and I do wanna do business with them because I like how the kind of work they do with their homes and very responsive. I do wanna do business with them but I agree with the earlier post about they don't really account for vacancies and capex so it makes it difficult to cash flow and that's why I haven't pulled a trigger with them.

One other thing is I'm seeing the area has a pretty high property tax that's making it even harder to make sense of a deal.

@AJ Golden Thanks for the input! Do you mind telling me who you worked with over there? you can PM me if you want. I have a goal of picking up atleast 2 properties possibly more. Are you working with a TK company or you have someone acting as your foot on the ground? Anyways Thanks again and I'm glad things are working out for you!!

This post is very helpful, I too is looking into the Cleveland area for Buy and Hold properties. I see this was about 12 months ago so I was wondering if you have any updates if you did move forward in picking up a property or 2 and your experience so far? @AJ Golden
