a Turnkey company keeps showing up on my FB page, does anyone have any experience or heard of Morris Invest? I wanted to buy my first investment and looking to Buy & Hold for cash flow, I live in the Seattle area and homes just skyrocketed in prices so I'm considering using a turnkey to go out of state. I know  theres a lot of pitfalls into doing that thats why I still haven't made my move into purchasing an investment.

@Wayne Brooks  Thanks Wayne! I'm actually thinking of the same thing. I think I'd love to flip this deal instead but I'm not sure yet how I would negotiate to their bank yet.  I wont have an all cash offer and never really used Hard money, but like what they said Get a deal first then funding should be easy to find :)

@Ruth Bayang So heres what I have so far. ARV is 285k conservatively but I think after reno this can go to 310-315K, mostly inside work needed and just cosmetics outside so I would say 40k conservatively. From what the daughter is telling me parents owe probably in the mid 200's, they are really old now and if anything they are willing to let this house go to foreclosure. Now they just hired their niece to be their agent and she said that they would need to still put the house on the market but its possible for us to get into contract and will put the house on the market for formality.

At this point, I'm not really sure how I would approach this and how would I go by negotiating this to their bank.

Ruth Bayang I'll get some numbers after I meet with them. She couldnt tell me what they would ask because they are waiting on something feom the bank I guess? Thank you for the response Ruth!

I thought that this would be a wholesale potential but I just found out that they are about to Shortsale the home. Home is in need of repair from what they told me, but I'm not really sure yet of how much work is needed. I know short sale can take sometime because I would need the bank to approve my offer also and their agent (niece) is willing to show me the home before it goes on market and they are open to working on deal.

Should I pursue this deal and what would be a good strategy for this? (might be a good flip)
