Post: Tenant problem with backyard and rent discount

I don't see why you're prevented from installing a lawn this year? If they turn off the irrigation water, that's what hoses are for. That's how most people water their grass. Did your agreement to reduce rent until grass is installed specify how much grass, and where? If not, then two square feet of sod watered with a watering can would honor your word and net you another $100/month.

Your tenant is right though, if for whatever reason there is no grass, and you promised $100 off until there is grass, then you have no choice but to keep making the discount. Surely there is SOMETHING you can do to install some kind of grass this year - even if it turns out dead and terrible looking. Sod is installed year round in most areas of the country, surely California can handle it.

Also who is supposed to mow this lawn? How much money will not having grass save you every month?

Additionally, any good tenants who planned on staying long term will also turn around and leave, because you are telling them from the beginning that you don't care how long they stay. Most good tenants want to feel secure in the fact that they will not have to move again for at least a year. Your logic usually has a lot of holes in it...

I guess some people just like finding new tenants. Everybody needs a hobby I guess.

LOL! Sweep up all the pot leaves and put up a for rent sign. It's no different than if they were growing petunias down there.

It's not a matter of agreeing to disagree. What you are posting is a made up opinion, not a fact. You are welcome to post whatever opinion you want, but do no present it as fact if it is not. You have no evidence what so ever to back up what you say because it is not in any way a fact. You are expressing the opinion of one single person, and most with any firearms knowledge would disagree with that opinion.

Each state has very different laws on this. Either way, if a tenant leaves during a lease, then they owe you while you find another tenant. If the leave on a month to month, they don't owe you anything. You have to find another tenant in both circumstances, but only one you get paid for doing it. Of course you're going to do it as quickly as possible in either situation.

Additionally, it discourages them from leaving. Sure, they can break a lease, but most reasonable people, under threat of lawsuit, or bad credit, will follow their lease simply to prevent any trouble.

There is no law that says the landlord has to tell the truth all the time. Doesn't really make any difference if the landlord is lying or not.

I won't do month to month unless you've already been there at least a year. To me a tenant that doesn't want to or can't sign a one year lease isn't one that I want anyway, they are telling me they aren't sure how long they will be sticking around. I'm looking for people that want to stay where they are at.

Also drug dealers and pimps like rentals they can do by the month. Yes, even high end places have this problem.

I'm going to be putting combination units in my lower income rentals just as an incentive for people to stay. They can stay in my building where they get a free personal washer/dryer, or, they can go somewhere else where they either have to buy a new one and move it, or pay to use what's there.

It's also possible to write your lease such that an appliance is included but not maintained. That means if it breaks it's not your problem. If you went with the sub $200 units, it wouldn't be that big of deal if you had to buy a new one for every tenant and take it out of the security deposit...

 That is a terribly stupid thing to say. There are no "statistics" that support this. It is not true.
