 I live in the Raleigh-Durham area, and I think flipping has made more sense for most investors for a while now. Assuming you're using the hard money to fund a fixer upper with plans to hold it long term, it will be tough to cash flow once you refinance the property. For data my house in Garner (10 minutes from downtown Raleigh) would sell for $375,000 but would only rent for $2,100, and I live in a more affordable area. I do think if you're betting on a market for appreciation, Raleigh-Durham market is one of your safest bets.

Hey Ramon I'm in the same position as you. We have a great hospital network in the triangle and I'm considering renting my rooms out as MTR. I know for WakeMed Raleigh location, a lot of the hospital staff live in NE, E, SE, S Raleigh, Garner, Knightdale, Cary. You'd probably have best luck buying properties in Knightdale and Garner due to escalating home prices. The area around WakeMed Raleigh campus is not the most desirable part of Raleigh.  Just pushed it out a few weeks ago and am expanding it. 1500 leads that are on an 8x8 and have had 2 listing appointments. Original list was just MF owners, and I am now going to do one targeting 8k regular home owners. 


 Nice! Hope you crush those appointments! I'll take your advice and run with it. Anything to be cautious of?

Are there any real estate agents out there performing lead generation by building list and skip tracing for contact info? Any recommendations or best processes? What skip tracing tool would you recommend? I would imagine the strategy is slightly different than it would be for wholesaling. I'm probably looking for more polished properties... right?

Honestly the life science boom happening in Holly Springs makes Sanford more attractive as well!

Neil, love the idea. Don't know I'm qualified to answer a bunch of your questions, but I can say that the triangle is infamous for its lack of duplex and multifamily communities. The city is encouraging zoning changes that support these developments which is why you're seeing so many multifamily townhome communities going in around downtown. Hi Charles. I haven't had any issues using Fortified Title. They serve NC and SC
