Bird dogs find property leads and are paid a referral fee by the investor for these.

I would suggest a flip.Nothing comes easy and without risk but a flip would be a good starting point as you build on your experience.

I agree with other posts ' middleman' refers to the person every buyer/seller would love to avoid.

If you must rent out to one of the two, i would go for the first lady but would wait to meet her husband first.
