I think you should trust your initial decision and just be patient for the 3-5 years.You might get better returns if you foresee the market doing even better in the next several years.

It is affordable and low maintenance, is water penetrable and good for pets.Besides you can easily remove it in future if you need to.

Both ways flip or rent would make you money.Renting depends on how fast you can get a tenant and having a good property manager.If this is not possible flipping will be better.

The best way to approach this is to be open with your agent and let them know how much you want to spend, despite your approval being a higher amount.

I don't think they have tons of money to waste or they are Nuts.If the deal is a good one someone might have advised them so and they trusted their advice and acted on it fast.

Family and business is tricky, though it depends on a case to case.Personally i have had to offer almost free services when it come to family.
