If you are going to be house hacking and renting out the rooms in your house then you'll probably want to be walking distance from a university such as CSULB, CSUF, or Chapman University.  None of those are in Huntington Beach but they do have neighborhoods that have more to offer than HB for a house hacker.

Quick question, in Rich Dad Poor Dad Cashflow Quadrant he outlines a "simple" strategy for becoming the bank, where you purchase, then resell a home using a "lease purchase contract". 

Do you / should you / can you, insure these properties, in the event that they are foreclosed on and recovered in bad shape?

This is the perfect place to share scepticism. where else would you? Want to know more... schedule a call with them.  I wanted to believe but I don't anymore.  Having them as guests on the BP podcast brings makes me worry about BP in general.  I know there are good people with good info but scammers are more vocal it seems

I've been listening to the podcasts and reading the books. The term "local banks" keeps coming up...so I have a stupid question.  

If I'm purchasing property in another state is the "local bank" local to me or to the property?
