Looks like your yard isn’t fenced in. Pretty good chance your tenants are going to have 3+ kids for that size of a house. Consider installing a fence. Also remove the trampoline picture, for one it looks tacky, and second you are advertising that trampolines are ok. Trampolines and pools are liabilities and shouldn’t openly advertise. Lastly everything is basic builder grade as far as flooring and paint is concerned. If you are wanting to get top dollar for this type of rental also consider fresh paint or update common area flooring.

@Chuy Gonzalez this also violates fair housing.

There was no mention in the original post regarding anything about any knowledge of fair housing. Hence why I mentioned it. There are numerous reasons why someone with good credit and DTI would be renting instead of buying.

@Cameron Riley this is discriminatory and violates fair housing. Did the mom have a good credit score and debt to income ratio? Did you get her rental history with past landlords?

@Derek Blades how would this home qualify as a short sale? Home is worth significantly more that what it is owed. Bank would never approve this.

Why is mommy covering for an adult male? Talk to the son directly.

Overall sounds like mom is hiding something. Not the best way to start out on a lease.
