The market is on fire down here.  I am a real estate agent, PM (own a PM company), and real estate investor in the Camp Lejeune area.  Rental rates are up, sales are up over 10%, there is a ton of new business coming to the area.  Typically Onslow County has between 1200-1400 active rentals in the market.  Currently there are under 400.  Most houses in good condition are under contract within a few days.  There are still deals you can get in the area, you just need to move quickly or they are gone.  I also have a couple wholesalers in the local area that I go to to help find deals for my investor clients.  Please feel free to reach out to chat.

@Nancy Sathre-Vogel Read your PM Agreement. Do all late fees go to the PM? Are all outstanding fees paid prior to repairs? Did the PM communicate with you regarding the regular late rent? Or did this catch you by surprise? I am a PM and own a property management company. My tenants late fees are split 50/50 with clients. Do you have a homeowner statement that you check regularly that you can see the outstanding balance so your properties account. Should the PM make you aware of the situation yes. Playing devils advocate, I provide monthly statements to my clients and if they see any issues I address them. I would say probably 75% of my clients don’t check their owner statements except once a year when they need it for taxes. Best thing to do is address the issue with the PM, how things can work better for both parties moving forward, if you can’t resolve the issue find a new PM.

@Peter M. Most military units will not cooperate and will say this is a civil matter. Done this plenty of times. Now if you are the PM and the homeowner client is active duty as well, have them contact the command directly for better results as now the matter is now between service members. @Bridget Smith-Osbourne Yes, I am in the Camp Lejeune, NC area and unfortunately deal with military evictions on a regular basis. Yes there is the SCRA but also understand that many states also enact additional legislation for active duty military families regarding relief during deployment and PCS (permanent change of station) . If you haven’t dealt with it before I would consult an attorney. Just because someone is active duty doesn’t mean they are untouchable. Though with dealing with some of them they sure think they are. Please keep in mind many times they will threaten you saying they will get the JAG involved. They don‘t have jurisdiction in civil court. You can verify anyone’s active duty status at https://scra-w.dmdc.osd.mil/scra/#/home This site is a real time resource for verification of all Active Duty service members. If they aren’t on there as active duty, then they aren’t. This paperwork is required to to finance me with eviction paperwork in the state of NC. A court appointed attorney is given to all active duty eviction cases in NC to verify they aren’t deployed. If the active duty person isn’t deployed, there shouldn’t any special provisions besides verification of that they are not currently deployed. Now if the service member is deployed and the spouse trashed the house and didn’t pay rent good luck, you will probably have to wait until the service member returns to proceed with an eviction. In NC we actually have an optional waiver of rights form with I have active duty members sign, which waived their right to SCRA in cases of eviction. That way my evictions are not delayed. Once you figure out the proper procedure for eviction of an activd duty military member in your state adjust your procedures for future active duty member tenants. Hope this all turns out for you.
@John Park All joking matters aside, there is case law behind this being a material fact to disclose in a real estate transaction. So do you research and tread lightly. Seems like a catch 22 situation. If you let the tenant out of the lease you may be required to disclose the house is haunted to future tenants and or buyers. But ifnyou try to keep them in, and some weird **** happens, you will probablt get sued fornall you arr worth. @Matt Jones Good thing it’s not a pet. Legally is it a comfort/ emotional support animal. Now you can check to make sure the Dr note is valid. There are many online sites where you can pay$65ish and they will send you a fabricated letter. You can google the list of these websites. Now you better the 100% sure before you confront a tenant and would advise consulting a local attorney if you think this is the case. I have had to confront a few tenants about these types of animals on initial applications for properties. I actually use a site that verifies all pets/service animals/emotional support animals ADA/ Fair Housing guidelines. The service is free for service animals/ emotional support animals to get them screened and a small fee for registering pets.

there are many reasons for a 7 month lease. One of the biggest ones would be to make the lease end at the peak of renting season. To get top $. So they can reevaluate the market and possibly do a rent increase. So be prepared for the possibility of your rent to go up or move out in 7 months.
