Like everyone else mentioned: 1. Do a move out process, asses damage, and move out charges, including hauling and dumping. 2. Send them a summary sheet with all expenses minus security deposit, with the check (if there is anything left over) to the rental address. Any normal person will forward their mail as mentioned. 3. Of the amount owed is significant, send the to your attorney so you can get a judgment. If small send them to collections. 4. Simultaneously start to turn the unit for the next tenant. Unfortunate this is a regular thing depending on the neighborhood. Looking at the job in their original application or move out packet will tell you loads about their money making abilities, and if they have something to go after. Sorry to hear it happened. Hi All, Does anyone know where I can get information on the eviction and non-payment of rent process? Here in San Francisco we post 3 day notices after the lease agreement grace period concludes, and if it doesn't cure we file an Unlawful Detainer and wait for MSC (Mandatory Settlement Conference). This I know is by far not the norm, since the SF rent control is one of the most powerful in the country. Where's a good place to read about Cayuga County? I haven't done any research and figured I'll ask. Thanks in advance.
Look for violation history at your local Building Inspection Website. You can find a lot of information on what the prosperity has dealt air in the past.

Hi All, 

My wife and I are gearing up to look at property in a few of the "Heights" neighborhoods (Shaker, Cleveland and University). We have close friends in the area and are gearing up to purchase MF properties that would need at max $15-$20k worth of rehab at the most. We're looking for conventional loans and a great lender we can build a relationship with. Any suggestions would be greatly appreciated!

Try Buildium. You can accept payments, create your GL, and upload paperwork (like leases online). Hope it helps.
