Hello everyone,

I just wanted to hop on and give a quick life update. As of last week, I am officially a Real Estate Agent and will be working for Laplante Real Estate based here in Toledo Ohio. I am super excited to help many investors as I start this journey. I know the area well and have a great team in place here. I would love to help anyone looking to start or continue their real estate investment journey, or add value wherever I can. I am also a small multi family investor here as well and am continuing growing my portfolio through multi family. 

Post: water is coming up through floor drains in baswment- heavy rain

After Toledo got about 5 inches of rain in a short period of time, my duplex started to have water come up from the drain in the basement floor, and out of the sewer drain in the basement. There’s a drain in the yard as well, and water was shooting out of there. It seems to be too much rain and water for the storm sewer to handle, and it caused a backup. No damage occurred, and we got a ton of rain and this is the only time it has happened. I also have a home warranty with first American, so to get this scoped/ fixed it should be covered. Has anyone else with an older home or in the Toledo Ohio area experienced this? If so feel free to provide advice or

Good afternoon everyone, 

I am looking to connect with great brokers in the greater Dayton and Cincinnati Ohio areas. My partner and I have done a couple of deals, but looking to go larger. We are solely focused on 16-50 unit apartment buildings with value add potential through mismanagement, under market rents, light rehabs, etc. 1970’s builds or newer, in B- areas or better. Good evening everyone,

I am still relatively new to RE investing, but have a few residential deals under my belt. I am really interested in making the jump into small apartment complexes (6-24 units) and would like to try and close on one by the end of 2021. I have read a few books, but just asking to see if anyone has any specific must read books on this topic or has a recommendation on a coaching/ mentorship program that isn’t a 10k guru program. Just looking to learn from and network with like minded people, as well as have some guidance along the way as I hopefully close on an apartment deal. I am also investing in the Toledo, Dayton, and Cincinnati area as well. Thanks everyone!

Hello everyone, 

My name is Ryan Maguire and I am 23 years old and work in the supply chain industry in the Toledo, Ohio area. I just recently got into real estate investing in the summer of 2020, but have already hit some great milestones in 6 months. Since then, I have purchased a single family rental and purchased a duplex to house hack and currently finalizing an LLC with my partner. We are focusing mainly in the Toledo, Ohio area and are pivoting to focus on multi family investing.

The strengths and value I definitely bring are my ability to learn quickly, network, build teams and systems and deal analysis. Where I am struggling is the financing aspect being younger and finding off market deals with my focus being on the BRRRR strategy and value add properties.

Good evening everyone, 

I am a rookie investor that is currently in the process of making offers on my first rental property as well as my first personal home with the hopes to convert that into a rental after year 1. In addition to this, I really would like to get into wholesaling or even just being a bird dog for other local investors in Buffalo. Simply looking to learn the game and bring value to local investors, not trying to get rich quick. If you have any advice on how to realistically get started or know any investors/ wholesalers in the Buffalo area, let me know.

Hello everyone,

I am pretty much brand new to this. I have been listening to BP podcasts for a couple months now, and it has really opened my eyes. I live in the Buffalo NY area, and want to land my first SF or small MF rental within the next 6 months. I would like to invest in the Buffalo, NY or Cleveland, OH market. I have some cash set aside, but would much rather keep that in the reserves if possible. 

I have read into wholesaling and believe that might be a great option to raise enough capital for a down payment. Another option would be to use the BRRRR method and use as little of my own cash as possible. However with it being my first deal, that might be to big of a jump.

I truly just want to "get into the game" within the next 6 months, and think that is very possible with the prices in my market. 

For all of you investors who have had success using little to none of your personal money, what advice and suggestions do you have for me to land my first deal?
