Hi all, I'm considering purchasing my first property and am having trouble deciding (a) which type of property to buy (i.e. owner occupied, investment, or both by way of a duplex) and (b) what kind of split between down payment and loan amount.

Would someone be willing to speak with me privately to walk through some of the factors, especially my personal finances?

The lender is mistaken. They are correct that an IRA in your own name would not normally be looked at as a source of income, because it is locked away.

The non-spousal inherited IRA is a different matter altogether. You may take distributions from the account at any time, though they will typically be taxed (but not penalized in any way). You are, as you note, required to take at least a certain amount each year.

This inherited IRA should be looked at as both a source income and potential reserves for purposes of your loan.

Thanks, Brian.  Since I've asked the lender about this twice and she has refuted it both times, would it make sense to just go to another lender?

Hello, I'm beginning to explore purchasing my first property with loan financing. I do not have much employment income, but I do receive Required Minimum Distribution (RMD) income from an inherited IRA account (from a non-spouse) that could help me qualify me for a higher loan amount. However, the first lender I've met with said that this cannot be considered income for the purposes of the loan (she says that I would need to be retirement age). My financial advisor questions whether this is correct since it is an inherited IRA.

What are others' understanding about this?  If what the lender says is true, is it true as a universal rule or particular to the credit union?

Hi all, I rent a small in-law on the same lot as and adjacent to my landlord's home.  I'd be interested in buying the in-law, but not their home (and I think they're quite happy to remain there).  Is it somehow possible for me to own the in-law if it is on the same lot and at the same address?

Hi all, new to the field and forum.

I’d like to consider purchasing my first property and potentially more thereafter. Thing is, I don’t plan to remain here in Portland, Oregon. I imagine relocating within the next 3-5 years. How do I analyze whether to buy here now (and sell or not sell at the time of relocation), buy elsewhere now (in my desired location), or wait to buy until I’ve settled in my desired location? Also, how to determine whether to live in that property (if it’s local) or continue on as a renter while I rent the new property out?
