Are there are any software tools out there that can quickly show (for a list of properties) both the listing price and estimated value of the property?  You can of course do this by opening up a specific property on sites like Zillow and Redfin, but what I'd like is to see this summarized for multiple properties without having to dig into each individual listing, to get a quick idea of which properties are likely listed at or below their actual values.

I'm considering offering on a property that has a solar panel system.  What should I be considering?   Can I assume the lease and have a chance of folding the costs into the rent (due to lower utility costs)?  Should I ask them to move the system or prepay the lease?

Hi all, how concerned would you be about your ability to rent out a property in the Three Points area?  It's the furthest out of all of the properties I've looked out.  Number look good, but only if I can keep it rented!

Thanks for your reply. The title of the agreement is indeed “exclusive agreement.” The text itself says that the Broker agrees to locate a property, negotiate on my behalf, and assist with the transaction. The only place in the actual text where I see the word “exclusive” is with regard to property viewings: “Buyer agrees to work exclusively with Broker and be accompanied by Broker on Buyer’s firsts visit to any property.”

My desire is to abide by the agreement. But the agreement doesn’t exclude my having a hand in locating properties and then notifying my agent about what I find, correct?

Hi all, I'm currently working with a realtor to buy my first rental property.  Based on the suggestions in many of the BP books, I thought I'd try sending out some targeted letters of interest to people who might be interested in selling their property.  I notified my realtor about this and she expressed three concerns: (1) if I list her info in the letter, it could be construed as her soliciting another agent's client; (2) my communicating with the seller directly complicates my current agreement with my agent (she used the analogy of me hiring an attorney and then communicating with the other party directly instead of through the attorney); and (3) I may inadvertently do or say things that could be construed as practicing real estate without a license.

Thoughts?  How then does one do direct marketing at all, then, with or without an agent?

Hi, I'm starting to submit my first offers on my first rental property (out of state).  I'm working with a realtor.  How do I learn more about the sellers' motivations for selling, build rapport, etc. when not working with them directly?  This feels important in the negotiation stage to get beyond negotiations based simply on price.

To what extent does landscaping typically add value to a property for the purposes of appraisal and re-financing, compared to other improvements?

I'm a little confused about how I'd coordinate property access for contractors after closing on an out-of-state home?  Would I call on the property manager for this?
