I need a little help thinking through the value of refinancing.  Let's say I have 50% equity in one of my rental properties, and I have desirable financing on that property (30-year fixed @ 2.75%).   If I do a cash out refinance I can use that money to invest in another rental, but I'd be losing the current financing and be stuck with a higher interest rate.  How do I assess whether this is worth doing?

I need some help understanding the "unfulfilled loan contingency" in the standard Arizona Purchase Contract (section 2c).  If I'm not satisfied with the terms (interest rates, etc.) that I'm receiving from lenders, is this a valid reason for me cancelling a contract and receiving a return of my earnest money?  Or is the only condition under which it can be used that I'm not able to get approved?

I've heard that some states treat lease-option buyers like lease-purchase buyers, such that the contracts must be foreclosed to be broken, if the tenant-buyer does not perform on the lease.  Does anyone know how lease-option contracts are treated in Oregon and Arizona, in particular?

The mortgage is a 30-year fixed @ 2.75%. The HELOC is an interest-only @ 3.99-6.65% variable.

Hello, I'm trying to understand whether paying off my mortgage balance using a HELOC would make sense. I am feeling confused about it, because the terms of each are so different. The mortgage is a long-term, fixed rate loan charging compounding interest; the HELOC is a shorter-term, variable rate line of credit charging simple interest. Can anyone offer guidance here for how to analyze?
