Is this an entire gut job type rehab or are you doing cosmetic type upgrades? 

If you are gutting get the permit. If only cosmetic upgrades I usually don’t.

Assume you meant $2000 with taxes/insurance escrowed? If so sounds like a solid house hack deal. Hits 1% once you move out. You paying $600 /month for a new construction duplex in Houston while you live there is dirt cheap for a new building.

In many Houston neighborhoods the grating is designed to flood streets before houses. Minor street flooding is very common. Shouldn’t be an issue if the water receded quickly.

Happened to me but for $750. I fought for 6 months with city but ultimately had to pay it. Good luck. 

30k for true pier and beam with buried piers or block and beam foundation?

Your rents are incorrect. Pull up The property on the HAR app. The rents are $2435 monthly not $1600. 

Also is this your first property? Can you manage it yourself?

Kind of depends. How will you be buying the deal? Brrrr works quicker with cash, hard money, private money ect. Not that you can’t do two conventional loans but if you are planning to buy from a whole saler you’ll need cash and if you are looking for something that’s going to need Lots of rehab banks might not loan. 

Find a GC that will come take a look or find each trade. Either way works.

My advice is to open a new separate email for wholesale deals as your email will be overwhelmed soon.
