Hey Carlo, I’m very familiar with Dayton and I’d be more than happy to tell you everything I know and answer any questions you may have about the area. If I don’t know the answer, I can find someone local that does. 

I purchased my first duplex in Dayton in 2017 and haven’t looked back. After I close on what I have under contract, I’ll be at 40 doors. For the most part, all of my properties hit the 2% mark. 

A solid commercial realtor in Dayton is Bill Lee with HER Realtors. 

As for the others, I’ve got connections with guys I trust in both Cleveland and Cincinnati. Unfortunately, I don’t know anything about Akron.

Hey Garrett, 

I’m also an investor in Dayton, and the majority of my properties are also in Dayton.

I’d love to talk and share all the information/resources I’ve got. I’m really bullish on the Dayton market and think Dayton is trending in the right direction. If we can keep getting responsible investors into the market, I think we’ll get to see a city be completely revitalized.

Perhaps you can try and get some documents to the owner via the agent.

I know that isn’t horribly helpful...but navigating public records is an art. Looks like you’ve exhausted about as much as you can. Following for other good tips.

I don’t mind at all. I’ve got some as low as $300 annually and as high as $1,400. It really depends on the property value and coverage options; if you want to rebuild the property if it were to burn down, it’ll cost more than just getting back what you put into it. At this point, all I do is insurance for RE investors.

I’m not familiar with that area of Columbus, but I’d say anything near Columbus is great for flips at the moment. That’s the hottest market in Ohio. I work with an investor out of Israel, he has several properties in the Cleveland, Dayton, and Akron area as well.

Hey Joshua, I’m down in Dayton, I own an insurance agency, and I pay a little over $700 a year fo my duplex. I also pay the water/sewer/trash bill, it generally comes out to be $100 per month. It can only be paid quarterly. Let me know if you have any other questions, would love to connect. I make it to the REIAs, but not as far north as Cleveland :)

Is both, an option? What if....your business entity owns your residence and you treat yourself exactly like a tenant. Market rent, set aside capex, the whole 9. Happy medium, or more insanity?!?! That’s what I’ve done, and I can happily report that I am my best tenant. :) The home is consistent with my investment philosophies and other homes that I’d want to buy and hold.

Hey Nicole S. , I invest in the Cleveland area. Both in the city limits and the suburbs. I would check out the Cash Flow King podcast and the Marie Paul Company. They are ran by Matt Motil . I have no affiliation with them, I’ve just found them both to be very helpful. Matt is a stand up guy.
