Great post and question. I lived in an apartment garage for years. I think they are really smart and a great use of space. 

The only advice I can come up with, comes from my old landlord. His biggest concern was selecting quality tenants, it being above the garage attached to your house, becomes pretty intimate; you don't want just anyone up there. He was a professor at a college; consequently, he was able to help a lot of students. He was very selective in his marketing and would rather it go vacant for longer to ensure the right individual or couple was placed.

@Fred Smith, great question. Great job on all of the work you've done so far. I'd refinance just to get out of the HELOC, honestly. However, I'm pretty debt adverse. I would refinance into whatever option would allow you to keep the most amount of money at the end of the month. I'm going to follow this to see how others weigh in.

Casey J Burkhead thanks for those suggestions. I’ve heard of All Risks before, I’m going to request some more information from them. REI Guard, does your Agency sell them, or is that direct? I didn’t see an agent portal anywhere on their website.

Hey everyone,

Does anyone highly recommend any insurance carriers for multi-family units? I'm mainly asking for the P&C, 4 or fewer per unit. However, I'm open to hearing all carriers that are more favorable to investors.

Camilla Sauder You’re completely right. I read somewhere on the Cardone Capital website that his properties are leveraged around 80% I can relate in not wanting to take that risk.

Taylor, great post and great topic. I’m just starting out as well, this is extremely valuable. I’m a huge fan of the suggestion to figure out a way to increase net income by $100 per month. So obtainable when it’s broken down that much. Also, LTV is loan to value :) If a bank says 80% loan to value, on a 100k property, they will only loan 80k. Thanks again!
