Post: 1st Postcard Campaign Critiques!

Hey BP!

So the day has finally come...I'm only a few clicks away from approving my first postcard campaign and thought I'd come to the only place I know for some solid advice.  So I'm doing mostly(85%) absentee and the remaining are D4D(vacant/distresses) and pre-foreclosure(realtytrac search).  I'm doing high equity and some of the local towns near me.  I've got my google voice number all set with a voicemail and some basics of how I purchase properties.  My podio app has pretty solid fields so I can screen calls and TRACK them as I go.  I think I'm as ready as I'll ever be and ready to take action, take action, take action with a side of action, and keep the campaign running! So...rip me apart and let me know what you think!

Has anyone used an Excel macro to pull data from a tax assessors website based on certain search criteria? Possibly for free or a minimal fee?

@Jacqueline Pelzer Welcome to the forums! It's a great place to learn nearly EVERYTHING you need to succeed in this business.  I think you'll find almost every question you have has been asked and answered.  My weekly goals and suggestions change all the time and I'm still starting out myself(mail campaign going out soon) but my suggestion as of today would be to TAKE ACTION, TAKE ACTION, TAKE ACTION.  If your interested in wholesale maybe you put up bandit signs, send postcards/yellow letters, call for sale by owner/for rent.  Theres so many way to make a million as people love to say on the podcasts and I think you need to take time to realize what will make you want to do it(motivate you to power through the treacherous and mundane) .  Good luck and I hope to see you around the forums!

@Dev Horn thank you very much! After all that I think I might go with Equity % as opposed to Mortgage Origination Date.  I have about 415 from what I'm considering my farm area.  I'm planning on postcard, postcard, yellowletter, postcard, postcard...for about 6 times or until I get a good return then reanalyze my list and go at it again.  It's going to be my first campaign so I'm going to try to track the most I can.  

P.S. Awesome YouTube channel! I'm going to setup my voicemail just like you mentioned in a video and stick to the rule of 7's!

First off, thanks for all the awesome tips on ListSource.com! I'm gathering all the info I can do do my first campaign.  My question is: Do you think its better to do Equity% or Mortgage Origination Date? So I'd do either 80%-100% OR First Mortgage Origination Date 3/9/1900-3/9/1996.  I get less with origination date but curious from your experience which gives more accurate results or more importantly, which do you prefer? Thanks in advance and I'll certainly save this post!

I've been going to http://www.meetup.com/NJREIGroup/ for a few months now and it's really awesome! They are very organized and always have great presentations.  It's all about wholesaling and rehabbing and they often phrase and ask things in terms of a beginner.  

Last week I went to http://www.meetup.com/New-Jersey-Real-Estate-and-B... and they also did a great job presenting on how to analyze a rental property.  Its much smaller but also low-key and easier to ask questions. 

Both are great ways to network and pick up a ton of tips and research how the local real estate is going.  Please feel free to reach out if you plan to addend either and maybe we meet before and I could introduce you to people I know.

@Ryan Dosseyjust wanted to say hi to another Ryan D hahaha! Also, thanks for the tip! I'm doing research on which company to do my list(i.e. Melissadata, listsource, yellowletters etc) then do postcards and then yellow letters and alternate.  Hope to see you around the forums more.

@Gary Harrisgreat meeting last week! It was my first time and I was able to definitely get more out of it than I expected.  I hope to be able to make more in the coming weeks.  Anyone who is in the area should check it out because even if its not a topic you're interested in, there's always plenty of time to network and pickup on a few other pointers.
