Post: First Time Wholesale Fee?

     I'm looking to partner with a local real estate investing office and looking for opinions on my first wholesale deal ever and with them.  Can someone suggest how they'd do it on say a $400,000 house?

I met with one of the guys at the office and discussed both of our REI intentions. He said if I believe I find a deal shoot it over to him and he'd take a look at it. Its not a home-run but what I believe to be a good potential. I saw the for sale by owner sign in front of the house, called the owner and got some answers to some standard property info posters suggest. I figure if he gets back to me and "works" with me on this I can build trust with them without a JV contract straight out. My biggest concern is if they circumvent me and go straight to the owner as everyone might think but the trick is the owner doesn't want to deal with realtors ;). Also, I might have an even better property lined up! So much to do getting the business going and sorry for the side-track. I love how useful this site it, really motivates me knowing I can help and ask for help!

 Well its totally unrelated to real estate but mostly Excel macros and a little VBA to cut down on amount of typing and ease of access for info.  A few years back I made this sweet template which uses raw data and generates a full report through searching, matching, and adding various columns.  I think of myself as an excel nerd, I never knew how much potential the program had until my first internship.  Could go on for days...

Anyways, thanks for the support! I met with someone who is probably the biggest in my section of NJ that deals with real estate and they seem very flexible with other wholesalers and working together(i.e. mentoring, buying/selling relationships). Unfortunately, they're expanding and their new office is dealing exclusively with wholesaling so I'm a little afraid of the big guy expanding and more competition. I'll try to keep everyone updated with how my relationship with them goes. I plan on using them for my FIRST deal(still researching and getting my REI foundation though). I'm very excited and love the support on this site.

I dont want to sounds too much of a newbie for the questions I ask him.

 Thanks Mark, I'm really liking all of the encouragement.  I'm looking to take these"general" steps and refine them as i go: 1) Find a reliable mentor to partner with and stay connected as long a possible  2)Wholesale a few house to gain experience and a solid foundation 3) Flip my first house(still with mentors "guidance") 4) Start a rental portfolio.  Throughout all of it I'd like to build a system so that one day I can have my own business and be able to "step back" a LITTLE and see the business from a larger level.  I'm still a newbie with a million ideas floating in my head and trying to stay organized.  Whats your biggest suggestion to new guys on the street?  I really think its possible!
