First Time Wholesale Fee?

     I'm looking to partner with a local real estate investing office and looking for opinions on my first wholesale deal ever and with them.  Can someone suggest how they'd do it on say a $400,000 house?

I met with one of the guys at the office and discussed both of our REI intentions. He said if I believe I find a deal shoot it over to him and he'd take a look at it. Its not a home-run but what I believe to be a good potential. I saw the for sale by owner sign in front of the house, called the owner and got some answers to some standard property info posters suggest. I figure if he gets back to me and "works" with me on this I can build trust with them without a JV contract straight out. My biggest concern is if they circumvent me and go straight to the owner as everyone might think but the trick is the owner doesn't want to deal with realtors ;). Also, I might have an even better property lined up! So much to do getting the business going and sorry for the side-track. I love how useful this site it, really motivates me knowing I can help and ask for help!
