So (this probably sounds crazy) after listening to a podcast a few months ago (can't even remember the number) the guest started his own marketing company selling hand-written letters to other investors.  He used a hand-writing machine and claimed to get a great response.  

I was so curious and I ended up buying one for $250 and its actually great, its quick and the handwriting is identical to someones hand writing and it uses a regular ball point pen which is great because it smudges and creates perfect imperfections.  

I am joining Douglas Elliman as a new agent and I plan on making a letter for every single house in my town and hand delivering them during various free-time.  I thought this would be an interesting alternative to door-knocking (which I plan on doing as well, depending on pandemic).

Give me your worst criticism, trust me I want to hear it!!

Hey Adrien,

our area of New York is going to be very rough. Not only do rtp ratios make no sense and your cash on cash return will be negative (especially if you are paying less then 20%) but the laws are in favor of the tenant and if they stop paying rent then it’s going to be months to a year before you get a new tenant and thousands in legal fees. Investors starting out will have a VERY tough time trying in New York.

How do you know where you will be going to medical school? I would suggest differentiating your goals. Take your 30k and find a market where you will get much higher returns.

That being said, Nassau and suffolk are possible if you make your own deal but is it worth the time and money when long distance investing is so much easier.

(edit)  Shop around for a good home owners insurance product.  The insurance down there is really getting out of control and about to get worse.  (that being said its still a great place to invest)

Hey Jonathan, Florida is very forgiving for Landlords and its probably one of the best states to get started.  I am not too familiar with that part of boca but with the right numbers I am sure it will make sense.  Good Luck!

This market is no joke and trying anything short term is a crap shoot.  I cannot imagine trying to flip or brrrr in this market since no one knows what the next 6 months will bring!
