I agree Brad, Thanks!  The last thing I would want is my branding to piss people off haha.  I am trying to figure out how to get lists of addresses from the town.  Any suggestions?

So, my original plan was to drop "handwritten letters" off in every single mailbox of my town of 850 homes (they are all close proximity so as far as walking to each house it could be done in one or two days.  Its just an innocent letter stating I am a new agent and would love to assist you in the future etc.  

What are your thoughts since technically only the USPS workers are legally allowed to place mail in someones mailbox?  I also don't want to come across as spammy and leave them in strange places like tucked in the screen door.  I would also prefer not to actually mail them since that would involve placing the address on each envelope.

So right now my situation is that I have 850 handwritten letters (not actually hand written but you can't tell) and no way to distribute them.  Ant solutions?

Hey Matt, very smart for trying to invest out of state. Right now may not be the right time to try a brrrr As someone who is just starting out, that being said it is totally possible if you find the right deal but this is definitely not a forgiving market. I wouldn’t limit yourself to places that you can drive to, you could be stepping over dollars to save pennies in doing that. As long as you do your proper due diligence and make sure you are dealing with Quality property management you can invest anywhere you want!

I’m sorry, I did not mean capital gains. I meant to ask if There was a general rule of thumb for taxes paid on cash flow

I currently own a duplex, incoming rent after management fees comes to $2256, mortgage is $1252. I obviously am setting a good portion of the cash flow aside for futureExpenses but how much should I be setting aside for capital gains? Is there a general rule of thumb?

Hey Henry, I have a multi family in Riviera. You are correct the cash on cash is excellent. As far as vacancy I normally factor in 5% to be safe. I would imagine it would stay similar for sfr.
