Thanks All for the insight... i have also a TK provider that i just started working with yesterday. I'll see if i have any luck there... Apparently inventory is loosening up a bit so perhaps in the next 6month it will be a different story. I just don't want to force it, I feel that leaves me open to making a mistake especially being out of state.

Well folks, i have more than enough capital saved, pre approved with 3 lenders...so have money to burn. Reached out to 4 Agents in Birmingham and only 1 got back to me with minimal options. Not due to pricing but inventory. Seems properties are flying off the shelves there!!! 

So...

1. i don't want to overpay where i think thats the way things are going. 2. Agents are less responsive obviously due to the lack of inventory. 3. if prices keep going up, the ROI wont make sense....


I am looking for some advice here and especially around the idea of shifting my focus in other cities... Any thoughts and ideas perhaps on looking elsewhere? my focus is currently 3 bed 2 bath price rage 100-200k... yes i know.. you would think it would be easy to find...

Hey folks, so I am planning on buying a SFH this year in Birmingham AL. As an out of state investor from California, I was wondering if there are any legal or tax considerations I need to take into account. The property will be part of my CA LLC business for now. Any comments, thoughts or guidance would be appreciated.

@Lane Kawaoka thanks for the insight. Sorry for my ignorance here, but are you referring to permits relating to renovations on properties? Or are there other permit issues out of state investors need to be mindful of?

@Jay Compton thanks for the reply. I am interested to hear your thoughts on center point? I heard there are some good and some bad areas of center point. Would you advise to avoid it completely?

Thanks all for the info. Any thoughts as too what is driving the Hot market out there currently? New businesses moving in etc? Seems unorthodox especially given the current economic climate...?

Ok folks i have heard the Birmingham AL market is booming right now, and then i hear there is going to be a drop off toward the end of this year and it will just keep sliding from there. I am in the real-estate game for cashflow (Hence why i like Birmingham) so i am not too concerned about appreciation (Although its always welcomed bonus). Does anyone out there have any resources, connection or even opinions on what will happen in the the next 6month to a year in the Birmingham Market?

Anyone out there using Home union or roofstock to buy property? Any feedback on them good or bad?
